All across the Valley people are subject to hear the pounding of hammers, or the beep beep of heavy equipment backing up. There is building happening everywhere! Who doesn’t love walking into a model home where the latest and greatest decor, from flooring , to paint colors, to accessories is in full display. With a low inventory all across Arizona, if you are looking to buy a home, a new build may make perfect sense. Much of the decision to buy new or resale depends on your budget, goals, and length of time you plan to own the home.
Often though, what you see in the model homes is NOT what you get. Most builders have a design center and structural upgrades to choose from that turn the base price of a home into a whole different level of mortgage. In fact, there are really more details and decisions for the buyer to be aware of in a new build, then in a resale home.
Yet, many buyers of new build homes do not have buyers representation. They walk into the model homes, talk to the builders sales representative and sign a contract. Ultimately, the builders sales representative works for the builder, not YOU! Should a problem arise with the build or in escrow (and something usually does), shouldn’t you have your own representation, your own agent? Having your own buyers agent costs you NOTHING financially and will SAVE you money, time, stress, and bring you peace knowing you have a professional that has done this before and are working for you!
Home builders are just people trying to do the best they can. They are not perfect but they MUST perfect their mistakes and be accountable to the buyer.
PLEASE, have a buyers agent represent you in your new build purchase.
